The Black Point/Kaalawai Beach median real estate price tops out are around $2,000,000, which is more expensive than nearly all of the neighborhoods in Hawaii and across America. The average rental price in Ka’alawai is currently $3,300 and higher than nearly 99 percent of the neighborhoods in Hawaii.

Black Point/Kaalawai Beach has an approximate vacancy rate of 16 percent vacancy rate, which is well above average compared to other neighborhoods in America and higher than nearly 78 percent of all neighborhoods in the country. A relatively large percentage of housing here is seasonally occupied at over 16 percent. If you live here year round, you will find many of the homes are empty for all or a portion of the year. 

Black Point/Kaalawai Beach real estate is primarily made up of medium sized three or four bedroom and large four, five or more bedroom single-family homes. Some neighborhoods are made up of apartments. Some consist of row houses, and most, by far consist of a mixture of housing types. The Black Point/Kaalawai Beach stands out due to the total dominance of detached, single-family homes here. There are nearly no other types of residential real estate in the area. In fact, this neighborhood has a higher proportion of single-family homes in its real estate stock than 97 percent of all American neighborhoods.

Many of the residences in Black Point/Kaalawai Beach are older, well-established, built between 1940 and 1969, with a number of residences built between 1970 and 1999.

Most neighborhoods have a mixture of ages of homes in them, from new to old, but this neighborhood stands out due to its concentration of residential real estate built in one particular time frame, being between 1940 through 1969 and generally considered older, well-established homes. This was a undoubtedly one of the busiest time in America for home construction. At the end of World War II, as war veterans came home, they bought newly built homes on the edges of town across America with the newly created GI Bill, and began their families.

This housing era generally coincides with the ‘Baby Boom’ generation that began in 1945 and continued well into 1964. Many baby boomers grew up in homes built during this era. What is so interesting about the Black Point/Kaalawai Beach is that more than 80 percent of the homes here were built during this time frame. When you walk its streets or drive through, this neighborhood you’ll see it has a look and feel that calls back to a unique era in American life and a very important slice of Americana.

When you come to know the people here, you will recognize that this neighborhood has some of the most concentrated wealth of any neighborhood in the nation. In fact, less than five percent of America’s neighborhoods are wealthier than the Kaalawai neighborhood. Real estate here is exceedingly well-maintained, and similarly, tends to maintain its value over time. 

If you are planning to retire in Hawaii, this neighborhood should be on your must-see list. For many reasons, Black Point/Kaalawai Beach may be considered a retiree’s dream neighborhood. It’s peaceful and quiet, while also offering a diverse range of housing options. This, along with the vibrant mix of very educated seniors and other age groups who choose to live here, makes the neighborhood more retiree-friendly than nearly any neighborhoods in Hawaii. In addition to being an excellent choice for active retirees, this neighborhood is also a very good choice for highly educated executives and their families.
