The home is a 4450 SF two story walkout with 2225 SF on both the main floor and lower level. The east side of both levels are solid sliding glass doors overlooking the lake. The attached garage is 30 feet by 40 feet, 3 stall, fully insulated and frame construction. All windows in the home are Pella, double insulated glass, xenon filled. The 4450 SF home has an unfinished 600 SF second floor connected to a 650 SF unfinished bonus area over the garage.
The home is constructed of Insulated Concrete Form (ICF). This provides excellent insulation and minimal air intrusion properties. (ICF consists of two layers of styrofoam 2 5/8 inches thick filled with 8 inches of concrete in the lower level and 6 inches of concrete on the upper level)
Ceiling insulation is R-44 providing minimal loss of heat through the ceilings as well as excellent warm weather insulation. Floor trusses for the main level are two feet deep. A small person can actually crawl through between the upper level floor and lower level ceiling. Roof trusses over the garage and master bedroom are attic trusses providing the unfinished area in the home. Electric, water and sewer have been stubbed into the unfinished second floor.
The home is heated by, off-peak, electric forced air. The heating system consists of an electric air heat pump supported by an electric plenum heater if the weather gets so cold that the heat pump cannot heat the home (currently set at 10 degrees). Additionally there is a 93.5% efficient propane furnace for emergency backup. There are 2 propane gas fireplaces in the home both of which are 85% efficient, furnace rated.
The lower level of the home has water based, in-floor heat throughout on its own separate thermostat heated by an off-peak electric boiler, as well as the forced air heat.
The air in the home in exchanged by a Ruud Heat Recovery Ventilator.
Hot water is provided by a Marathon 105 gallon, off-peak, electric water heater.
The home is serviced with 400 amp electric service with "Off Peak" electric rates applicable to the heat pump, plennum heater, in floor heat boiler and 105 gallon water heater. The total electric cost for the home for the year 2009 was $1,815.00 and in 2010 $1,865.00. All outdoor electric power is connected through GFCI circuits for electric shock protection.
Water and plumbing:
Water is provided by a 180' well with a 4" well pump. All pipes in the home are PEX. The sewer system is a mound type septic system.
Gas is used only for the stove top and the gas fireplaces and is therefor minimal.
